We see our rate structure as a win-win for both of us. After all, we want your property to be as successful as you do. When you win, we win!
This means that you get 70-80% of nightly revenue, and we have a vested interest in making sure your property is the best it can be. In order to lock in this rate, we ask that clients sign at the minimum a yearly contract. This protects us as we invest hours of hard work into making your property awesome, and gives you a guarantee that you’ll be able to rely on our services for a whole year.

Sign an agreement outlining all services, fees, and expectations. Our contract protects both parties. It provides structure for our work, keeps us accountable, and gives you important legal coverage.
We’ll visit your property to evaluate its condition, amenities, and compliance with regulations. If we recommend any updates, we’ll work with you to complete them in a time- and cost-efficient manner.
If you opt for our interior design services, we’ll help you professionally design and stage your property. Then, we’ll photograph it and create a compelling listing that highlights your property’s best features.
Next, we list your property on travel sites like Airbnb, VRBO, and more, as well as our direct booking platform. We use dynamic pricing to get the best price per night and the most bookings per month.
After onboarding, we provide all the support you need going forward. You will receive monthly revenue reports, regular property maintenance, 24/7 communication for both you and your guests, an easy-to-use owner dashboard, and more.
In order to lock in your rate, we require a minimum of a one-year contract, signed digitally via DocuSign for your convenience. This protects us as we invest hours of hard work into improving and managing your property, and it gives you a guarantee that you’ll be able to rely on our services for a full year (and hopefully more!).
Included in your contract are all of our services. We do charge for lawn care and other property-specific services, including general maintenance items. However, we do cover all processing fees, guest amenity packages, and provide all linens for the home at no additional cost.
Each of your guest groups pays a one-time cleaning fee, which covers the costs of labor and supplies. That way, cleaning expenses don’t have to cut into your profits. For any items in the home that need to be replaced due to wear and tear, you are expected to cover those costs.
If there is ever a major maintenance problem in your vacation rental, such as a water heater breaking down, we contact you right away to discuss options. We then manage hiring a professional, so the issue is resolved as soon as possible.
